CHOOSING THE RIGHT LOCATION

There are several important factors to consider when choosing the perfect holiday park for your needs. Firstly, assess the facilities available on-site. Are they suitable for your lifestyle and preferences? Consider amenities such as swimming pools, entertainment options, dining facilities, and recreational activities that will enhance your holiday experience.


Secondly, check the park's operational schedule. How long is the park open throughout the year? Some parks operate seasonally, while others are open year-round. Knowing this can help you plan your visits and make the most of your holiday home.


Next, explore the local area. What attractions and activities are available nearby? Whether you enjoy exploring nature, visiting historical sites, or indulging in local cuisine, the surrounding area plays a significant role in your overall experience. Research nearby beaches, hiking trails, cultural landmarks, and other points of interest to ensure they align with your interests.


RUNNING COSTS/SITE FEES

So you’ve been contemplating the possibility of purchasing a caravan holiday home by the seaside for a while, the perfect getaway for you and your family from the stresses of modern life. It’s an exciting prospect and the reality of owning a place of your very own on the beautiful Mid-Wales coast from around £15,000 is almost within your grasp.


We feel it is very important that our potential customers know everything there is to know about caravan ownership with us before they take the final step. This is why we like to explain in detail the continuing costs involved in owning a caravan holiday home. It’s not that we want to put you off, it’s just that we don’t want you to have any negative financial surprises in the future, we want the whole buying process to be transparent, we want to establish a mutual trust, after all, very soon we might be seeing a lot of each other.



What are site fees, ground rent and pitch fees? Well, they are all the same thing. It is a fee charged annually by caravan parks for you to site your caravan on the caravan park. Simply put, the caravan belongs to you and the plot/pitch belongs to the caravan park, and you pay rent on it. Basically you are renting a small plot of land. The site fees also include services such as grass cutting and park facilities, such as launderette for example.


Site fees vary a great deal from park to park and is usually governed by location and facilities. So the big question is, how much are Searivers Leisure’s site fees?


On our Riverside Caravan Park the fees are £3,100, and on Searivers Caravan Park they are £3,500. Given that both parks are coastal and situated in idyllic locations, we feel that the fees are relatively inexpensive in comparison with most of our competitors.


You’re probably wondering whether you’ll have to pay council tax, water rates and so on. Well the great news is that rates, water rates and VAT are all included in the site fees and the only additional costs would be for gas, electricity and insurance. Obviously it depends on how much gas and electric you use as to how much it will cost you, and do bear in mind you won’t be using fuel at home. Insurance is usually around £200 - £300 annually.


Will I need to pay the site fees all in one go? No you won’t. At Searivers Leisure our clients are able to pay their fees in two instalments, one at the beginning of March and one at the beginning of September.


Now that you are fully aware of the running costs, lets talk about caravans. This is where it starts to get really exciting.


CHOOSING YOUR CARAVAN

This is the point where we need information from you. We have a wide range of new and used caravans available, starting at around £15,000 up to £150,000.


We don’t want to show you all of them, as you might get bored and confused, so we need to know what you want, what your vision is, so that we can show you the caravans that are relevant to your criteria and importantly your budget. It’s a good idea to have a check list, for example, I want:


· Three bedrooms.

· Large kitchen

· Two toilets

· Double glazing

· Central heating

· Galvanized chassis

· Patio doors

· My budget is between £20,000 - £25,000


Now lets go and have a look at those caravans. It’s going to be very relaxed, there’s going to be absolutely no pressure on you and you can take all the time you need. We appreciate that it’s a big step and a very important decision, and that you may be nervous and tense, we are here to help you relax, support you and advise you.


Congratulations, It’s done, we have helped you choose the perfect caravan for you and your family, and now we’re going to help you find the prefect plot to put it on, another very important factor when purchasing a caravan holiday home.


THE PLOT

Looks like you’ve got another exciting big decision to make. Don’t worry we will support you all the way. We will take you to view the plots we have available at the time and explain how the caravan would sit, which way it will face, where the doors will be, where you can park your cars, show you where you could have decking if you wanted, show you the boundaries of the plots and the proximity of the plot in relation to the many park access points to the stunning beaches and nature reserve which are right on our doorstep. Oh don’t you worry about the grass, we will cut that for you, but your free to have plant pots etc to make your plot look nice.


How long before I can move in? Well it usually takes about three weeks to get a caravan ready for occupation. We move it to the plot with a Landrover, jack it up onto blocks so that the wheels are off the ground, we level it, plumb it, connect it to gas and electricity, do the required safety tests, we even provide steps and a TV aerial.


There are occasions when the caravan you fancy is already sited on a plot. This usually happens when we buy a caravan back from someone and it becomes for sale again. If this is the case, you can usually move in within a couple of days, as soon as we’ve had the necessary tests done.
